## What a maintenance visit covers
Two jobs sit under one visit. Paving is washed with a rotary surface cleaner rather than a bare lance, so dirt lifts evenly instead of striping the slabs, then joints are cleared of moss and weed growth and refilled with kiln-dried sand or jointing compound where the sand has washed out. Artificial grass is power brushed with a counter-rotating brush that stands the pile back up, pulls out embedded moss, leaves, hair and grit, and redistributes or tops up the sand infill that keeps the fibres upright.

We work on what is already down: block paved driveways, porcelain and Indian stone patios, front paths, side passages, steps and every artificial lawn we or anyone else has installed. Drains and channels are cleared as we go so the water we use leaves the site the way it should.

It is a service you can book on its own, or as an annual tidy-up before summer. Most customers have us out once a year, and driveways with heavy tree cover twice.

What it costs to ignore

## What neglect actually does to paving and grass
Algae and moss are not just a look. On paving they hold water at the surface, which makes slabs genuinely slippery in autumn and speeds up frost damage, because water sitting in an open joint expands every time it freezes. Once joints empty, blocks lose their interlock, start to rock, and the sub-base below begins to wash out at the edges.

Artificial grass fails differently. The infill sand is what holds each fibre vertical; as it settles or washes down, the pile lies over, traps debris and stops draining freely. Left long enough, moss knits into the base of the pile and the lawn looks tired years before the fibres are actually worn out.

The other risk is the cleaning itself. A pressure washer held too close blows the joints out of block paving, etches natural stone and can cut through the latex backing on artificial grass. Most of the damaged surfaces we get called to look at were damaged by a jet wash, not by the weather.

### Clear and protect
Furniture, pots and loose debris moved, borders and planting protected, drains and channels checked before any water goes down.

### Treat and jet wash
Moss and weed growth treated, then paving cleaned with a rotary surface cleaner at a pressure matched to the material, so porcelain, stone and blocks each get the right treatment.

- Step 4

### Re-joint and re-sand
Joints refilled with kiln-dried sand or jointing compound and consolidated, so blocks lock back together and weeds have nowhere to seed.

- Step 5

### Power brush the grass
Counter-rotating power brush through the artificial lawn to lift the pile, extract moss, leaves and grit, then infill sand levelled or topped up across the surface.

- Step 6

### Rinse down and hand back
Slurry rinsed off, gullies cleared, everything put back where it was, and a straight word on how often this surface will need doing again.

In detail

## Method, pressures and how often it needs doing
The detail behind a clean that lasts a season rather than a fortnight.

### Jet washing block paving and driveways
Block paving is cleaned with a rotary surface cleaner running at a controlled pressure, kept moving so the finish is even and the sand is not driven out of the joints. Oil marks, tyre scuffing and ingrained lichen get spot treatment first rather than more pressure.

Re-sanding is not optional on blocks. Once the surface is dry, kiln-dried sand is swept in and vibrated or brushed down until the joints are full to the top. That is what restores the interlock and keeps the driveway stable under a car.

### Porcelain, Indian stone and concrete flags
Porcelain is dense and cleans easily, so the work is mostly in the joints and the drainage channels. Natural Indian stone is softer and more porous: too much pressure lifts the surface and leaves a permanently rougher, dirt-catching finish, so it is washed gently with the growth treated chemically instead.

Where pointing has failed on a stone or flag patio we can re-point rather than just wash over it, and where slabs are rocking we lift, re-bed and re-lay those individually. If the base underneath has gone, we will say so instead of cleaning a patio that needs re-laying.

### Artificial grass power brushing and infill
The power brush is a counter-rotating brush that combs against the pile direction, lifting fibres that have been flattened by furniture and footfall while collecting moss, leaf mulch, grit and pet hair out of the base. It is the single job that makes an older lawn look close to new again.

Infill is the other half of it. Kiln-dried silica sand between the fibres holds them vertical, weights the grass down and protects the backing from UV; where it has migrated to low spots or washed out over the years we redistribute it and top it up. Pet lawns get a deodorising sanitiser worked in as well, and seams and edges are checked while we are on our knees.

### How often, and what it costs to leave it
As a rule of thumb across Bolton gardens: paving once a year, spring or early summer, and twice a year where trees overhang or the area is permanently shaded. Artificial grass benefits from a light brush by you every few weeks and a full power brush annually, more often with dogs or heavy use.

Skipping it is not cost-free. Re-laying a settled driveway or replacing a matted lawn runs into thousands; a maintenance visit is a small fraction of that and buys years of life out of the surface you already have.

Will jet washing damage my block paving?Not the way we do it. We use a rotary surface cleaner at a pressure matched to the material and refill the joints with kiln-dried sand afterwards. Damage happens when a bare lance is held close at full power and the sand is never replaced.

What does power brushing artificial grass actually do?A counter-rotating brush combs against the pile to stand the fibres back up while pulling out moss, leaves, grit and pet hair, then the sand infill is levelled or topped up so the pile stays upright. It is what makes an older lawn look close to newly fitted.
